Luxury and a real community

DC Ranch is what people mean when they say they want luxury and a real community. Spread across roughly 4,400 acres at the base of the McDowell Mountains and on the site of a 19th-century cattle ranch. It’s a master-planned community with its own town center, schools, parks, and medical care, not just a gated golf enclave. You can walk to dinner, drop the kids at a top-rated K–8, and still come home to a guard-gated street with mountain views.

It’s organized into four villages, Country Club, Desert Camp, Desert Park, and Silverleaf, with homes that run from lock-and-leave villas and condos all the way up to custom estates and, in Silverleaf, some of the most expensive homes in Arizona. Most enclaves are gated or guard-gated, and the whole community shares two large recreation centers and miles of trails.

It suits families and executives who want full luxury without giving up everyday convenience and community feel. If that’s the balance you’re after, here’s what to know before you make a move.

Cost of Ownership

The practical stuff and a few DC Ranch specifics

HOA:  DC Ranch is run by a master community council, and each village layers its own sub-HOA on top. Dues cover the community centers, trails, parks, and gates. I’ll get you exact figures and what they cover for any home.

Two private clubs, both separate from the home: DC Ranch has its own award-winning private golf club, The Country Club at DC Ranch (an 18-hole, par-71 Tom Lehman/John Fought design), and the Silverleaf village has the separate Silverleaf Club. Memberships at either are separate from buying a house, with their own initiation fees and monthly dues, and they can carry waitlists. We’ll confirm current terms before you count on access.

Property taxes: Arizona property taxes are relatively low compared to much of the country — a meaningful plus at Carefree’s price points.

Short-term rentals: Scottsdale allows STRs by-right with a city license and insurance, but DC Ranch’s HOAs commonly restrict them, especially in the gated villages. If rental income is part of your plan, we’ll confirm the specific rules first.

Life Here

What people fall for

A real town center

Market Street is the heart of DC Ranch, a main-street district of restaurants, boutiques, coffee shops, a grocery store, and offices, with Canyon Village and DC Ranch Crossing adding more. You can handle daily life without leaving the community.

Community centers

Two shared recreation hubs — Desert Camp (the larger, with a lap pool, fitness center, tennis, pickleball, basketball, and a splash pool) and The Homestead — anchor an active, social calendar.

The outdoors

Around 33 to 50 miles of trails and dozens of neighborhood parks wind through the community, right against the McDowell Mountains.

Golf

The Country Club at DC Ranch offers private, members-only golf with mountain and city views from nearly every hole.

Schools

Zoned for the highly rated Scottsdale Unified School District, with the K–8 Copper Ridge School inside the community and Chaparral High nearby. Private Notre Dame Prep is also close.

Convenience

Five minutes to the Loop 101 and about three miles to HonorHealth Scottsdale Thompson Peak Medical Center.

Ready When You Are

Buying or selling – let’s talk

For Buyers

DC Ranch is one of my favorite communities to match people to. There’s something at every level, but the village and enclave shape everything from price to whether you’re walking to Market Street or tucked against the mountains in Silverleaf. I’ll help you find the right pocket and sort out the club and HOA picture.

For Sellers

Selling in DC Ranch means pricing to your specific village and home type, not the swinging community-wide median. A Market Street townhome, a Country Club Village custom home, and a Silverleaf estate all reach very different buyers. I know how these enclaves trade.

DC Ranch FAQs

What’s the average home price in DC Ranch?

It depends heavily on the village and home type. Condos, villas, and patio homes run from about $745K to $1.4M, townhomes are roughly $1.4M to $1.6M, single-family homes are about $1.5M to $6M with a median near $2.05M, and luxury estates including Silverleaf climb well past $40M. Because the range is so wide, the community-wide median moves around a lot month to month.

What are the four villages in DC Ranch?

Country Club, Desert Camp, Desert Park, and Silverleaf. Silverleaf is the ultra-luxury village and has its own guide. Each village has its own character, price band, and enclaves, and most are gated or guard-gated.

Is DC Ranch good for families?

Very much so. It’s one of the more family-oriented luxury communities in North Scottsdale, with a K–8 school inside the community, top-rated schools nearby, parks, trails, and two large recreation centers.

Do I have to join a club to live in DC Ranch?

No. The Country Club at DC Ranch and the Silverleaf Club are both separate from owning a home, each with its own membership, fees, and possible waitlist. You can live in the community without joining either.

How far is DC Ranch from Sky Harbor?

About 30 to 35 minutes by car, depending on traffic. Scottsdale Airport, for private and general aviation, is much closer at roughly 10 to 15 minutes.
