What “coming soon” really means.
A coming soon listing is a home a seller has chosen to share with the market before it goes officially active on the MLS. Sometimes it’s a few days early, sometimes a few weeks.
The home usually isn’t available to tour yet. Photos may still be in progress. The seller may be finishing up a few last details. However, the listing exists, the agents know about it, and a small circle of buyers gets to start planning before the public ever sees it.
That small circle is where you want to be.
A note about Zillow
Why Zillow isn’t enough
Whether a coming soon listing shows up on Zillow depends on the seller, the brokerage, MLS, and Zillow’s own rules at any given moment.
The MLS that covers the Scottsdale and the metro Phoenix area is the Arizona Regional Multiple Listing Service (ARMLS®). ARMLS® makes coming soon listings are only available to subscribers and clients receiving property emails from a subscriber.
ARMLS® does not share/syndicate to public listing portals like Zillow.com, Realtor.com, Homes.com. In addition, coming soon listings won’t appear on standard Broker or Agent IDX feeds.
If Zillow is your only source, you’ll see some of these homes but will miss others entirely.
